Why is preventative maintenance important?
The fact is that preventative maintenance, with all the time and money it consumes, is still far more costeffective. Preventative maintenance can avoid repairs, extend the useful life of many components and in some cases, reduce energy consumption. Not only is it important to the life of the air conditioner, not to mention the cleanliness and health of your home, but it also pays for itself by catching small defects before they have the opportunity to turn into major problems.
When is the best time to have preventative maintenance carried out?
The answer, generally, is in the spring. There are 2 main reasons why:
* You want to make sure your system is running smoothly, at its maximum capacity and its minimum energy consumption, BEFORE you really need to use it.
* You are likely to get a more timely service if you arrange it for before service technicians get busy in heavy air conditioning season.
There is an exception, though: If your system is making strange noises or doesn't seem to be working properly you should have it looked at right away.
What does a regular service entail?
- * Clean the condensing unit coils
- * Clean the evaporator coils
- * Check the amp draw of the compressor and all components
- * Oil the fan motors (if required)
- * Check the belts are all tight and well adjusted
- * Check the system operating pressures against the manufacturer's specifications
- * Check system operating temperatures against the manufacturer's specifications
- * Check the refrigerant level
- * Check the thermostats and sensors
- * Tighten all electrical terminals
- * Check all ductwork for air leaks and damage
- * Check operation of all zone motors
- * Check and test condensate tray, drains and P trap
- * Check all safety devices
Why are clean filters important?
A blocked or dirty return air filter will reduce the amount of air flowing through your system. Energy consumption of the system will increase and your electricity bills could skyrocket.
Other serious and costly problems can be caused by failing to regularly clean your return air filter:
* icing up of the evaporator (due to lack of airflow)
* flooding and water damage (drains don't work with high vacuum due to dirty filters)
* collapse of a return air duct
Occasionally, if dust and debris make their way to expensive components such as the evaporator coils and block the coils, you may need to replace the system altogether - which is an astonishingly pricey proposition.
How often should you clean the filters?
Ideally, your return air filter should be cleaned once a month. At the very least, the filter should be cleaned once every 3 months (just before each season).
How to self clean your filters?
You don't need to hire a professional to clean your filter/s. It's a quick and simple job you can do yourself.
* Pull the grille down by either unscrewing the fasia or simply by pulling down on the grille
* Remove the filter from the grille (take care to note how the filter is positioned so you can replace it easily)
* Using mild pressure with a garden hose, spray down both sides of the filter until it's clean
* Let the filter dry, replace it in the grille and snap (or screw) the grille back up to the ceiling.
*never use a brush or vacuum cleaner to clean the filter. It will cause the fibres to pull apart and reduce the life of your filter considerably.
